Booking direct vs Airbnb: what actually changes

We are listed on major platforms. But booking direct changes something concrete: the price, the flexibility, the contact with us. Here is the honest calculation, without the marketingspeak.

Let us be upfront: our apartments are on Airbnb, Booking.com and Vrbo. That is where a large part of our bookings come from, and there is no point pretending otherwise.

But since we opened direct booking on this site, something unexpected happened: guests who had first reserved via Airbnb started coming back directly. When we asked why, the answer was always the same: “The maths are simple.”

Here they are.

What platforms charge

Airbnb’s guest service fee

Airbnb charges a “service fee” that typically runs 14 to 16% of the booking amount, paid by the guest on top of the nightly rate.

For a week at Cinéma Provence at the base rate (€246/night × 7 = €1722):

  • Airbnb service fee: €241 to €275
  • Guest total: €1963 to €1997

Same stay booked directly here:

  • Guest total: €1722 (plus any cleaning fee, identical in both cases)

Direct saving: €241 to €275 on a one-week stay.

And on the host side?

Airbnb also charges a 3% host commission. That is not directly your problem — but it explains why we can offer extras to direct bookings without losing out: by removing both commissions (ours and yours), there is margin to serve you better.

Booking.com and Vrbo: same logic

Booking.com works differently (commission from the host only, 15-20%), but typically builds its fees into the displayed price. Vrbo charges guest fees similar to Airbnb (6-12%). The net effect is comparable.

What we can do direct that platforms do not allow

Flexibility on cancellation terms

On Airbnb, cancellation policies come in 4 standardised options (Flexible, Moderate, Strict, Very Strict). We pick one, it applies to everyone.

Direct, we can adapt. If you are booking six months ahead for the festival and need a partial refund clause in case a show is cancelled — let’s talk. We guarantee nothing, but we are not constrained by a platform’s interface.

Flexible check-in and check-out

Check-in at 4 pm and check-out at 11 am is our standard. Outside the constraints of housekeeping between stays, we can often shift by an hour or two in either direction.

On Airbnb, this kind of arrangement lives in the messages thread and stays informal. Direct, it is explicitly confirmed in your booking.

Special requests

Champagne on arrival, fresh flowers for an anniversary, bed configuration (twin beds vs king), a welcome basket with local products — all of these are possible, but they require a human exchange. Direct, you have our contact from the moment you book. On Airbnb, we go through the platform’s messaging, which is less convenient for this kind of conversation.

What stays the same

Let us be clear about what does not change.

The apartments: exactly the same as on the platforms. The same projection room at Cinéma Provence. The same kitchen at Lavande Évasion. The same terrace at Lavande Dorée. No “second tier” for direct bookings.

Housekeeping and welcome: identical. Same quality, same process.

Photos and descriptions: what you see on Airbnb is the same as what you see here.

Payment protection: we use Stripe, which is the same processor many large platforms use. Buyer protection is comparable.

When it makes most sense

There are situations where direct booking is particularly advantageous:

Long stays: one week or more. Airbnb fees represent €300-500 depending on the apartment. The saving is immediately visible.

The Avignon Festival: during the festival, our rates are higher (strong demand) — and Airbnb fees proportionally so. The difference can reach €350-400 on a festival week.

Group bookings (two apartments simultaneously): we can offer a group rate direct that we cannot configure on the platforms.

Return guests: if you have stayed with us via Airbnb and are coming back, there is a loyalty benefit direct. Contact us before booking.

The honest counter-argument

Airbnb offers something we cannot exactly replicate: the Airbnb protection layer (AirCover). In the event of a major dispute between a host and a guest, Airbnb can intervene with a well-established mediation process.

Booking direct, if something goes wrong, you have our word, our email, our phone number — and French consumer law, which protects tourist stays. But not the Airbnb process.

For guests who have never stayed with us, that is a genuine consideration. We understand preferring a known platform for a first stay. This guide is not here to force a choice — it is here to ensure you have all the information.


Our personal suggestion: first stay via Airbnb if you do not know us yet, for the platform guarantee. Return stays direct, for the savings and flexibility.
